Shopping on Black Friday

I traveled to South Carolina for Thanksgiving to visit my newest grandbaby Aletheia Grace.  She is four weeks old today.  Aletheia is Greek for Truth….and her parents reference the above Scripture verse for her name.

In between her naps yesterday (Black Friday), I thought about a home that is for sale back in New Jersey in Woodbury Heights.  I haven’t gone to visit it yet, but I have already started to think about the possibilities and what if’s.

If we take a look again at the inspiration room, there is a small alcove painted an accent color with shelves.  I see no value in the gas “fireplace.”  The first thing I would do is haul it out of there, paint the space that beautiful color blue, and add shelves.

Then I did some cyber Black Friday shopping to see what I could find to give this room the essence of the inspiration room.

A design goal is to meld the old with the new.  Whenever I can, I will do this….so an alternative to a new Joss and Main table is a table I found on Etsy.

Then there is what I found at Aletheia’s home.  Her parents forget where they got it….Marshall’s, TJ Maxx?  “One of those.”  My son was becoming suspicious when he saw me staring at it and taking pictures.  He’s afraid I will try to sneak it out when they are not looking.

I found this dining table at Joss and Main.  It can serve a dual purpose.  It is a beautiful table to dine at, and it can serve as a desk to work at.  Depending upon the layout, it may go lengthwise in front of the window.

Why the Name Bluefield Home?

To those who reside in the real estate profession, there are identifying words in the industry that describe a certain type of development.

Greenfield references land that has never been used (e.g., green or new), where there was no need to demolish or rebuild any existing structures.  Greenfield development usually occurs on semi-rural land, and are sites that expand urban development.

Brownfield is land previously used for industrial or commercial use.  The land may be contaminated by low concentrations of hazardous waste or pollution, and has the potential to be reused once it is cleaned up.

Grayfield is a term that is applied to formerly viable retail and commercial shopping sites (such as regional malls and strip centers) that suffer from lack of reinvestment and have been “outclassed” by larger, better designed, better anchored malls or shopping sites.

So….why not a field of blue development?

Bluefield – homes that are geographically separated, but are harmonized through similar characteristics and consistency in design elements.  All Bluefield Homes will be stamped with Bluefield “Preserve and ReNew” Standards.

Prior to the bust of the real estate economy, there was an over-all concern that there would be no green left in the country because of greenfield development.  Since 2007, there is no more complaining.  The newly built housing industry came to a stand-still, and still isn’t going anywhere fast.

The real estate economy has not recovered and I don’t know how long it will be before greenfield development becomes a concern again.* (My personal opinion is, it is going to be a long while.)  I hope I am wrong.

*Redevelopment as it pertains to urban living, I believe, will continue to rise.

In essence, Bluefield Homes are the “redevelopment” of residential homes located in what are known as “inner-ring” suburbs.  Inner-ring suburbs are the communities that were the first to be developed in the early to mid-20th century.   These homes exist as a result of  families moving outward from urban areas.

These are the homes that are now worn, torn and weary and they will be recharged with love through style and design.  The homes to be targeted for investment will be homes that have fallen into disrepair through either lack of money for up-keep, an aging owner occupant, absentee ownership (rental housing) or foreclosure proceedings.

What is a unifying design feature of a Bluefield Home?  The front door.  I haven’t even started to look at paint chips, but I had fun wandering around Pinterest for color inspiration.  All computer screens are different – but the color I am thinking aligns itself with robin egg blue, duck egg blue, or tiffany blue.

BLUEFIELD HOMES

WREC (Women’s Real Estate Club) is being formed for the purpose of creating an opportunity for women to come together and invest in a residential property.  The group of ten women will be equity partners as a result of sharing equally the amount needed to obtain financing for the purchase/rehab of the home.

The opportunity for women to learn while they invest is a primary goal in this joint venture. Women learn the process of short term real estate investment through informational meetings and blog posts.  The blog posts will be the primary tool to educate women of the steps necessary to create value in a distressed residential property through rehabilitation and its preparation for re-sale.

The South Jersey region has a significant number of “diamonds in the rough,” that can be efficiently and economically rehabilitated into housing that will appeal to a diverse market.

Homes that will be targeted are those that need to be cosmetically rejuvenated – they are worn, torn and weary and they will be recharged with love through style and design.  Candidate homes for investment will be homes that have fallen into disrepair through either lack of money for up-keep, an aging owner occupant, absentee ownership (rental housing) or foreclosure proceedings.

A low risk factor will be the foundation of determining the sale price of the home. The strategy employed is with an eye to minimizing the risk of the investors’ dollars through a quick sale of the rejuvenated home because of the property being “priced right.”

BLUEFIELD HOMES – REDEFINING GREEN

A marketing strategy to be employed to sell the revitalized home will be the creation of a brand that will designate the home as a “Bluefield Home.”

What is a Bluefield Home?

Bluefield Homes are homes that are geographically separated, but are harmonized through similar characteristics and consistency in design elements.  All Bluefield Homes will comply with Bluefield “Preserve and ReNew” Standards.

Bluefield Home characteristics will include, but not be limited to:

Age – 50 plus years

Cosmetic changes and some minor systems up-dating

Architectural interest

“Outside” living environment (front, side or back porch, or outside living area created in a yard through hardscape and/or landscape).

Bluefield Homes will provide housing which appeals to a wide pool of potential homebuyers – first time homebuyers, single or divorced mothers, active adult couples electing to downsize, young singles and those who comprise America’s workforce.

So cute….could be a candidate.

WREC – Our First Gathering

 

My premise for bringing ladies together has a two-fold purpose:

1. Create a group of ten women to form an LLC to purchase a residential property with the intent of up-styling it for placement back on the market at an increased value.

2. Educate this group of women of the steps taken to accomplish the purchase, financing, budget, cosmetic restoration, marketing and resale of the home.

Initially, WREC will consist of nine women investors, plus me, as an equal equity investor.

LTD, Unlimited, will be the entity that is the Project Manager (yes, that is also me).

I have placed certain dollar parameters and tolerances around the initial project home. I have done this with the intent of minimizing everyone’s exposure to a financial risk.

The first home will not exceed a purchase/construction loan dollar amount greater than $150,000. In order to receive 80 percent financing on a $150,000 loan, we will need to invest $30,000 (20 percent), into the equity of the purchase/construction of the property. Each lady’s equity “buy-in” will be $3,000.

A home will only be considered for purchase if the projected Return on Investment is twenty percent or greater. For example, if $3,000 is the equity buy-in, than upon sale of the property, each investor receives back their initial $3,000, plus at least $600.00. (As with all investments, nothing is guaranteed, but my commitment to the group is to work as hard as I can to make every decision that supports a 20 percent ROI.)

Strategies that I will employ to make our property a success:

1. Once I have targeted a home, a pro forma will be created that includes what the selling price will be when the home is placed back on the market. I will be confident that it is the right investment when I can support that the home is comparable to homes sold in the prior six months that have sold in the same price range, in the same community, and that we will get the 20 percent ROI.

2. The homes to be invested in fall into the category of “market rate affordable” homes. The anticipated selling price of these homes is anticipated to appeal to a niche market; i.e.,

First time homebuyers

Singles (men and women)

Newly or soon to be married

Divorced women (with one or two children)

“Active” adults looking to downsize

3. I will begin to cultivate real estate agents who work with client’s in this niche market.

4. I will also begin to cultivate a relationship with real estate agents for them to alert me of potential homes that are good candidates for investment.

OK – I’m tired of writing, so you must be bored with reading. I have at least one or two more posts to do. In the next post, I will again share my thoughts on a “Bluefield Home.” Bluefield Homes form the basis of what I hope will really sell the homes that I will target for investment. My goal is always to see the end from the beginning – and with that in mind – who is going to buy the house and why?

Real Estate Investment and Education

As a result of investing in real estate, both commercial and residential, I have gained an extensive amount of experience and knowledge in navigating through the investment process.

I would like to share my hands-on knowledge with women who are interested in learning the strategy involved in creating value in a time-worn home for re-sale.   If you have a desire to learn the process of short term residential real estate investment, I will be hosting my first informational meeting on Thursday, November 21, at 7:00 p.m.

My presentation will include my background as it relates to real estate development and redevelopment.  I will share an example of the type of property I will target for investment, the pro forma for an investment, and my vision for the creation of an investment group just for the ladies.
